Contacting us
If you write to us by e-mail or via the contact form, we process the data you provide in order to handle your enquiry. The legal basis is Art. 6(1)(b) GDPR for pre-contractual enquiries and otherwise Art. 6(1)(f) GDPR. The data is deleted once your enquiry has been dealt with conclusively and no statutory retention periods prevent deletion.
Investor data
In the course of a subscription process, personal data is processed to meet anti-money-laundering obligations (KYC and AML) and is passed on to the AIFM and the fund administrator. The legal basis is Art. 6(1)(c) GDPR in conjunction with the Luxembourg anti-money-laundering provisions. Your rights

Distribution restrictions
Distribution is planned in Luxembourg, Germany, Austria, Switzerland, the Netherlands, Belgium, France, Italy and Spain. The notification required under the AIFMD precedes the commencement of distribution in each individual country; until then no active marketing takes place there. The current notification status is available from the General Partner. In Germany, distribution is directed exclusively at professional investors within the meaning of Section 1(19) No. 32 KAGB (German Investment Code); distribution to semi-professional investors does not take place. For Switzerland, a representative and paying agent must be appointed where distribution takes place outside asset-management mandates. In the United Kingdom no active marketing takes place as long as there is no recognition as a Recognised Scheme under the Overseas Funds Regime by the Financial Conduct Authority; subscription there is possible only on the investor's own initiative. Distribution in the United States and to U.S. persons within the meaning of Regulation S is excluded.

Risk warnings
An investment in a closed-ended, opportunistic real estate fund is an entrepreneurial investment carrying substantial risks, up to the total loss of the capital invested.
Material risks are, in particular: market risk from falling property prices and rising capitalisation rates; interest-rate risk on the financing side; leverage risk from debt financing of up to 80 percent per asset, which amplifies losses disproportionately; liquidity risk, as the units are not tradable and remain locked in over the entire term of seven years plus a possible extension; valuation risk, as property valuations rest on assumptions; completion, cost and schedule risk in project developments and assets under construction; tenant and operator risk, in particular for care and hotel assets; concentration risk in a portfolio of at least 10 assets; regulatory and tax risks across several jurisdictions; ESG and climate risks from tightened energy-efficiency requirements and physical climate events; operational risks from dependence on project developers, architects and general contractors; and the key-person event, the occurrence of which triggers an investment suspension of 90 days.

SFDR disclosure
The fund promotes environmental and social characteristics within the meaning of Article 8 of Regulation (EU) 2019/2088 on sustainability-related disclosures in the financial services sector. It does not pursue a sustainable investment objective within the meaning of Article 9.
At least 70 percent of the NAV is ESG-aligned, at least 20 percent is attributable to sustainable investments and up to 30 percent to other investments. The ESG target standard is KfW 40 QNG in Germany and klimaaktiv or ÖGNI Gold in Austria.
The principal adverse impacts on sustainability factors (Principal Adverse Impacts) are not taken into account; a PAI opt-out applies.
